Find a Tenant Services Includes:


• ‘Market Appraisal’ - Advice on an achievable rental income, based on market comparables for the time of year.

• Advertising the property online using portals such as Zoopla, Gumtree, OpenRent, Facebook, Twitter, Instagram complete with internal images (where possible) and detailed descriptions.

• Conducting property viewings and negotiating rental terms between the Landlord and Prospective Tenant(s).

• Right to Rent checks to comply with the Immigration Act.

• The Prospective Tenant(s) will be fully referenced, using an independent referencing service and only if they are accepted on every count will they be allowed to progress through to renting the property. Alternatively, a guarantor can be referenced to assess suitability to guarantee the rent for the full term of the let.



Full Management Services includes: 


​•Marketing of the property both within our office just near the city center and also the property portals Zoopla, Gumtree Open Rent and many more.

•Accompanied viewings by experienced knowledgeable Lettings Negotiators.

•Right to Rent checks to comply with the Immigration Act.

•Preparation of the Assured Shorthold Tenancy.

•Opening of utility accounts using actual meter readings including the local authority for council tax.

•Collection of the first month’s rent and deposit.


•Registering of the deposit and issuing of statutory certification to the tenant.


•Sign up of the tenancy with the tenants.

•Monthly collection of rent.

•Coordinating maintenance with local independent contractors.

•Regular property inspections with detailed photographs reports.

•Checkout inspections.

•Annual rent reviews.

•Handling Deposit Disputes.
